The scope of work is described and communicated through the construction drawings and building specifications. It is vital for managing a project that all tasks are recognized, recorded and agreed upon before the actual work is undertaken.

This is done through close cooperation between the involved parties and SIL are using checklists and our experience to ensure that every detail is taken into account in order to avoid unforeseen costs and/or delays.

SIL manages the coordination of the construction works by closely following the paper trail and by site supervision. We work out an overall time schedule for the construction period showing an estimation of the works progress. We arrange for weekly building meetings between the project management and contractors where all issues are raised.

We produce a monthly written status reports during the construction period, which also includes the schedule also photos from the construction site.

Time is essential and tight schedules are an effective way to control the costs. Our contracts states negotiated start and finishing dates and contractual penalties are enforced when schedules not are upheld. We can with our experience quite accurately predict the time needed to complete project tasks, in doing so, we also take into account such variables as: national holidays, adverse weather conditions as well as the harvesting seasons which is a time when many construction workers return to their home towns to help with their family crops.

Our quantity surveyors are following the fluctuation in prices for building materials and we know the needed amounts through the BOQ. This information allows us to estimate a preliminary construction cost which is used as a tool in the design phase and for comparing actual bids from the construction tenders.

Cost control is also a part of the quality control ensuring that the materials used in the construction are in accordance with the agreed construction specifications.

We perform regular site inspections to ensure that the materials used in the construction are in accordance with the agreed construction specifications, and the quality of the work is up to standards. The quality control also ensures that the site, temporary buildings and surroundings are kept clean and secure.

Thai construction workers generally learn their trade on the job via hands on experience whilst being tutored by their peers. They are rarely trained in technical schools and colleges and therefore new construction methods and practices as well as technically advanced practices for construction can become problematic to implement.

Everybody is invited for bid when the construction specifications are finished for tender but SIL prefers to use a shortlist of contractors, sub-contractors and suppliers with whom we had good experiences with. We arrange for 3 bids per task to ensure competitive pricing. Due to the accuracy and the detailing of the construction specifications and BOQ, so no unforeseen additional costs should emerge during the construction period.

We write up “bullet proof” contracts with the winning contractors, sub-contractors and suppliers. The contract includes detailed negotiated time schedules that the winning bidder must adhere to.
