How it's done

To design a villa we need to know the dimensions and orientation of the land. Many of our projects are located on hillsides and to determine contours and other features an actual topographical survey is needed. 

We further need a building program, a list of rooms, their functions and approximately sizes, and a visit to the site to understand the context.

With this information, we can analyze by sketching how to best utilize the land.

We will during our interaction with you learn about your interests, values, and needs. We must have an understanding so we can make logical conclusions and create the right project.

We begin with a preliminary design, and for this, we ask for a deposit of 100k. THB. During the preliminary design phase, we work with the big picture, the shape of the building and how space is allocated for the different functions.

We aim to determine a build-up area, as we use this number to calculate the architectural and engineering fee for developing the construction documentation.

 

Indoor Outdoor

 

We charge 5% of the construction cost for a villa between 200 and 500 square meters.

This fee covers everything except landscaping:

  1. Full set of construction documentation.
  2. Building permit.

We present everything in layman terms, easily understandable drawings, 3D pictures, and movie clips. It’s a process that normally can be done within a couple of months, but we work with you until we are satisfied.

We will as architects during the construction work also visit the building site to see if construction work is being done according to the drawings.

Design Tools

BIM (Building Information Management) software is the successor of AutoCAD software (Computer Aided Design). It is basically a digital database of different types of building materials and building elements with extensive graphical display options.

We don’t draw drawings per se but build virtual models of building projects.

The model is made out of virtual representations of physical structures such as; columns, beams, walls, roofs, electrical power outlets, etc., and assembled in a way representative of how the physical structure would be constructed.

It’s easier to comprehend a complex structure as a 3D model than a series of two-dimensional drawings, everybody benefits from working this way.  

You can download an application, a 3D viewer that allows you to analyze the digital model in detail on your own computer.

The advantage of using BIM compared to CAD is particularly compelling when it comes to revisions of drawings. CAD software is prone to mistakes when a series of individual drawings are manually revised.

Architecture

Architecture is the term used for how we organize the space around us. It’s the art and science of spatial relationships. It is not the walls and floors themselves but the space between and around them, like music, is not the instruments but is made by instruments. 

When we take our time, we can feel when we are in a comfortable space, we perceive it through the different senses. It’s a combination of stimuli that have to be just right.

Too big and we feel lost, too small and it feels cramped. Light and shadow play an important role, without it we cannot see anything, too much light, and all the contrast are gone, and it’s the shadows that help us understand the shape of our surroundings.

The sound, without materials to insulate and absorb sound noise, won’t let us rest and echoes will bounce around on the hard materials. Room temperature matter and in more than one sense, we also perceive materials and colors as hot and cold entities. Materials have tangible qualities as well, which again are affected by ventilation.

Beyond satisfying our senses, architecture must be shaped to fit a purpose. It is the purpose that defines the architecture, and allow us to evaluate it.

Architecture is always situated in a context, a landscape natural or manmade. It is, therefore, part of something bigger, the surroundings or neighborhood, and must somehow respect that and fit in. Whether that is to blend in or stand out as a contrast is an open question, both ways work it depends on how it’s done.

I prefer architecture that is calm and relaxed. You can compare architecture with a picture frame, it hangs or stands somewhere and inside the frame is what is important the picture and the reason for the frame is there in the first place. As such you don’t want the frame to steal the picture, but rather support it.
