Management concepts

We distinguish between three management concepts:

  1. Project Management
  2. Construction Management
  3. Design & Build.

The differences between these management concepts are related to the degree of involvement, responsibility, and risks shared between you and us, and are reflected in the contractual relationships.

 

Contract Management Project management

“The project manager will make you aware of all issues and give you recommendations.”

Project management is basically a consultant and secretary service and is to a degree risk-free for the project manager because he only manages and advises. You make the choices and take the risks.

You engage in contractual relationships with an architect, a general contractor or sub-contractors, and a project manager. The project manager will inform you about all issues during construction, and recommend desirable solutions.

You will be involved in most details during the construction work.

This type of management is suitable for construction work done by a general contractor. The project manager is your personal assistant, who will ensure that your interests have first the priority on the building site. 

 

Construction Management Construction management

-“We will solve all issues.”

The construction manager provides the same services as the project manager, but the construction manager agrees further to engage in contractual relationships with the general contractor or sub-contractors on behalf of you.

Construction management takes over all responsibilities and risks from you and relief you from being involved in every rudimentary issue. The construction manager delivers you a finished project.

 

Design & BuildDesign & Build

-“No issues, they are solved already.”

The design & build concept provides for the same services as construction management and delivers a finished turnkey project, but the design & build concept also includes architectural and engineering services. Design & Build simplifies the whole process, is faster and thus cheaper and comes with a warranty.

Design & build is calculated as an architect fee and building cost and paid in installments during the design and construction period.

Management

The purpose of management is to ensure that a project is built on time, within the budget, to the specified standard.

The scope of work is described in the construction drawings and building specifications. It is critical to understand what is expected of the finished project and recognize all of the tasks needed to reach those expectations before work on site is commenced.

Quantity Surveying

Quantity surveying is used to calculate a budget for the complete work.

A BOQ (Bill of Quantity) is a list of materials, their cost and the amounts used to build the project, added to an estimated labor cost, the wages that will have to be paid for craftsmen building the project.

Time schedules

Time schedules have to have a certain degree of flexibility built into them, it's done on the basis of experience. It’s a method to manage when, and for how long the different teams are working on the building site. To agree on a completion date, time is costs.

 

Contract Management

Contracts are needed between the builder and contractors to clarify the agreement in detail and minimize risks. Contracts must clarify the scope of work, describe materials, the quality of workmanship, and start and completion dates.

 

Quality control

We perform regular site inspections to ensure that materials and the quality of work is up to the expected standards, recognize and terminate mistakes quickly.
